A house and land package bundles a titled block in a new estate with a new home design — one price covers both. Instead of buying land, then finding a builder, then discovering what the build really costs, you see the complete figure upfront: land, home, site costs and inclusions.

In Melbourne's growth suburbs, packages are usually the most affordable way to own a brand-new home — and because the home is new, first home buyers can typically access the Victorian First Home Owner Grant and stamp duty savings on the land component.

How much does a house and land package cost in Melbourne in 2026?+

House and land packages in Melbourne's western growth suburbs typically start from around $520,000–$560,000 for a 3-bedroom home on a titled block, with 4-bedroom packages commonly between $600,000 and $750,000. For comparison, major volume builders' packages in the same corridor currently start from about $630,000 in Tarneit and over $760,000 in Melbourne's west.

What does "fixed price" actually mean?+

It means the contract price is the final price for everything listed — land, home, site costs and inclusions — with no allowances that can blow out. The only things that change the price are the upgrades you choose in writing. If a builder's "fixed price" excludes site costs, it isn't fixed.

How long does it take to build a house and land package in Melbourne?+

A single-storey home typically takes 6–8 months from slab to handover; a double-storey home takes 9–12 months. Add 2–4 months before the slab for contracts, selections and permits. If your block hasn't been titled yet, the clock starts at title registration.

What are site costs?+

Site costs cover preparing your block to build on — excavation, the slab design for your soil type, connections and fill. On flat blocks in Melbourne's western estates they typically run $15,000–$40,000. Keycon fixes site costs in your contract, so they can't increase after you sign.

Can first-home buyers get grants for a house-and-land package?+

Yes, in most cases. New builds are generally eligible for the Victorian First Home Owner Grant, and buying land separately usually means stamp duty applies to the land only, not the finished home. Eligibility rules change, so confirm current thresholds with the State Revenue Office or your lender. We'll point you in the right direction.

Can I change the floor plan?+

Yes. Room layouts, bedroom counts, façades and finishes can all be adjusted to suit your block and lifestyle. Because we're a custom builder, changes are quoted and fixed before you sign — not managed through a variations process afterward.

Do you help with finding land?+
